TYPICAL PROCESSING FLOW:
- Review set up sheet, Import your 3.4 to our Calyx Point system
- Review your application for completeness and request any needed information
- Open Escrow and Title / Obtain Fees from Escrow and Title upon request
- Prepare lender specific loan disclosures in compliance with TRID regulations
- Register loan with Lender
- Submit full Credit Package to Lender
- Order appraisal
- Coordinate loan file with lender, escrow/title, borrower and any outside services needed
- Review approval, request/obtain conditions from borrower, escrow title, HOA, Insurance, VOEs, Etc.
- Request and submit all prior to doc/funding conditions
- Follow-up and submit all conditions for signoff
- Order CD and Loan Docs
- All files maintained in Dropbox so you have Real Time access to all documents associated with the file for your closing package
- 24-48 hr Turn times subject to change based on volume of loan files
- Staff of processors to maintain/work your files if your assigned processor is out of the office
COLLABORATION
LOAN OFFICER DUTIES INCLUDE:
- Ensuring your 1003 is complete and correct before sending in your 3.4
- Ensuring the loan fits all lender guidelines prior to submission to processing
- Ordering and reviewing initial credit report for red flags
- Discussions with the borrower regarding the loan terms, Introducing LBU as your processors, instill the importance of getting the disclosures and needs list items back to us
- Locks, re-locks and extensions
- Provide processing with our completed Set Up Sheet, export PCF Point file or FNMA 3.4, credit report, wet signed Borrower’s Authorization, Credit card authorization (for payment of appraisal), Appraisal contact
- All submission sent to processing@loanbackup.com with 3.4 and set up sheet including appraisal contact in the notes and anything specific we need to know about the file, and UPLOAD Borrower authorization, Credit card authorization, Appraisal contact and all submission documents to Dropbox
